In 2019 a client contacted ABCdecor company having a request to find an apartment for investments, for further rent.

The client raised the following requirements related to his future real estate unit: a large area to divide it into two parts (two apartments), sea view, a terrace, beaches within walking distance.

We succeeded in finding a perfect apartment for the client rather quickly. The apartment with the total area of 139 sq.m. had two balconies, a very large terrace and a panoramic sea view. As a result of delicate stage of negotiations, approvals and permissions by the city administration, we obtained consent to make a new door for another apartment at the staircase. It enabled to use the area of the apartment in an efficient way.

The apartment has been divided into two parts (two apartments) after thorough studying architectural peculiarities of the building and all possible variants for moving utilities.

It was a difficult project from technical point of view, that is why we had worked out a cost estimate in two stages.

The 1st cost estimate has been drawn up for groundwork before cutting of flooring.

The 2nd cost estimate has been drawn up after actual cutting of flooring and thorough exploring of floor framing and possibility to move exploring.

We had to reinforce floor system and make special podiums for proper functioning of the new sewerage system.

The first apartment (4A) had a spacious hall with a big floor-to-ceiling wardrobe, a living room with a kitchen going to a balcony with frontal sea view, a bedroom with access to this balcony, full bathroom with a big shower, a laundry room. The apartment has got 5 beddings.

The second apartment (4B) has a living room and a kitchen with frontal sea view. You can get to a large terrace with panoramic view of the tourist port. It significantly increases profitability and demand for rent. The apartment is bigger in size and has 2 bedrooms and 2 bathrooms. Each room and the hall have quite spacious floor-to-ceiling cabinets for storing things. The apartment has got 6 beddings. In front of the apartment there is a hall with a separate door and large cabinets for storing chemical household products, cleaning products, bed linen and towels. Cabinets are kept under lock and key. It gives a possibility to arrange cleaning in a quick and efficient way, especially in high season.

When developing a design project, the client’s requirements have been taken into consideration: on the one hand, the client wished to have a modern and eye-catching layout and furnishings, using materials resistant to wear, but on the other hand the budget has been worked out being calculated as an investment project, the apartments were intended for rent.

That is why the funds have been used such a way: everything with mechanisms and a high load in use had the high quality priority. Decoration, light, textile and finishing materials were modern but more efficient.

Thus, we managed not to overspend the budget and create an impressive high quality interior that is perfect for renting. This apartment has been booked just the next day after being published on the portal.
